How Maintenance Should be Taken Care of for My Jacksonville Rental Property

There are different things you need to consider when maintaining an investment property. Today, we’re talking about how you should take care of common maintenance concerns at your rental home.
Property Management Jacksonville: Lawn Service
Homeowners are always asking whether they should include lawn service in the rent. We don’t recommend that because if you have to pick and choose which services to provide, it’s better to have fertilization and pest control included. Per our lease, the tenants are responsible for mowing, trimming, edging, and watering. They can handle that. However, if they are responsible for fertilizing the lawn or managing pest control, they’ll go to Home Depot and buy the cheapest products, which are likely to burn your lawn.
Property Management Jacksonville: Air Conditioning
In Florida, the most common and largest expense is your air conditioning unit. We recommend that you do a biannual a/c service. This will include a diagnostic test every six months and a cleaning of the coils. On top of that, we recommend you do monthly filter service. Having the right size filter in place is so important, and a filter service will deliver the filters to the front door every month so the tenant has it and can put it in the air conditioning unit.
Property Management Jacksonville: Pools
If your investment property has a pool, it’s imperative that you use a licensed pool company to maintain it. The tenants won’t charge the filters and clean the pool or maintain the pump the way they should.
Property Management Jacksonville: Long Term Tenants and Carpet
On average, your largest repeat expense will be carpet. In Florida, the life expectancy of a carpet is five years. At Round Table, we recommend that you offer free carpet cleaning at the time of lease renewal. This is a benefit to the tenant, which will be appreciated, and it also extends the life of your rental property carpet.
