How to Make Sure You Fulfill Your Responsibilities as a Tenant

What is a Rental Agreement?

A rental agreement is a contract between a landlord and a tenant, defining the terms of the tenant's stay on the property. Most rental agreements are similar to lease agreements, except they tend to be shorter-term contracts, often renewed month-to-month.

The same stipulations are included in month-to-month agreements as in standard leases, but the landlord or the tenant can alter the terms each month. The landlord also has the right to raise the rent at the end of each month.

What Are Tenant Responsibilities?

Tenant responsibilities are obligations that a tenant must fulfill while renting a property. Specific responsibilities will be outlined in your rental agreement. Below are some of the most common tenant responsibilities that are likely to be included in your rental agreement.

Paying Rent and Other Fees

It is the tenant's responsibility to pay rent on time every month. Your rental agreement should state the amount that is due each month, along with acceptable forms of payment and if there is a grace period for late payments.

Your rental agreement will also include any information about deposits or fees that are due, such as a security deposit or parking fees.

Paying for Utilities

Your rental agreement should outline the landlord's policy on paying for utilities. Sometimes utilities are included in your monthly rent, but sometimes tenants are expected to cover these costs. Landlords may also decide to cover certain utilities, such as water, and the tenant will be responsible for the rest (gas, electricity, etc.)

Repairs and Maintenance

This is another common item on rental agreements that can vary depending on the landlord's preference. Sometimes the landlord will handle all maintenance and other times maintenance responsibilities will fall on the tenant.

Acceptable Use of the Property

Your rental agreement will also outline what is and isn't allowed to happen on the property. This often includes policies for:

  • Maximum occupancy
  • Parking and storage
  • Smoking
  • Whether pets are allowed
  • Landlord entry
  • Property modifications
  • Eviction
