First, you can pay for and receive tenant placement only. This is designed for homeowners who live in the same city as their investment property, or even up to 30 miles of where their rental home is located. Tenant placement services include advertising, showing, screening, and lease signing. It doesn’t include responding to those 2:00 a.m. phone calls about the air conditioning going out or a pipe bursting. Usually, you can expect to pay between 75 percent and 100 percent of one month’s rent. With packages that cost less, remember that there may be additional fees for move-in inspections, legal costs, and lease signings. Make sure you understand what you’re paying for.
Property Management Jacksonville: Management Fees
The most common type of property management package is the full-service property management plan. This picks up after the tenant placement and provides ongoing management of your investment. It does include those 2:00 a.m. maintenance emergency phone calls, and it also covers interim inspections like drive-by inspections and the 6-month inspection. It will also include renewal inspections, renewal attorney fees, and coordination of maintenance and things like cleaning, carpet cleaning, and locksmith services. This plan includes everything, and you don’t have to do anything except collect rent. Usually, you can expect to pay between 8 percent and 15 percent of the monthly rent for full property management.
